    Bicycle park outside (unit) along the walkway. not one but about ten of them.check it out at 4th floor

    I hope with imediate effect, all car without sticker are not allow come in.
    If found parked at any of the area other than visitor, clamp them money goes to sinking fund.
    guard to act on it.

    I was down with dengue fever on the 1st mar- 16th mar, then i came to know neighbour also down with the same fever and still in the hospital now.
    pls ask the pest guy to sprays on the 1st,3rd and 5th floor as well.I am on the 4th floor

    Hi,

    Thanks for the comment. I will talk to Zaini to instruct the Pest control guys. At this moment ,we have not officially taking over until the Letter is issued from The Ministry of Housing but we are doing all the preparation work.

    The guard should do their walk around on every floor every hours like the last time.

    I have to tell u that we are also hand tied and we have discussed with YBR. We are questioning them as to why we are paying higher price for a sub standard guard. The first thing, we are going to do is to revamp the security , look into the accounts and employ a new group of guards….If you can recommend someone, we truly appreciate

    The lobby is always dirty ( RUBBISH/UNWANTED LETTER). Imagine your relative/ friends come and pay you a visit and the 2nd floor lobby lift area always wet because of some irresponsible assholes who just walked out from the pool to the lift up to their unit.
    BAN them from using the pool.

    WE HAVE NOT OFFICIALLY TAKEN OVER CONTROL OF THE PROPERTY YET TILL THE MINISTRY OF HOUSING ISSUE US THE CERTIFICATE OF BIRTH . THERE ARE THINGS THAT WE NEED TO DO FIRST:

    1) GET BACK THE ACCOUNTS – IT IS MESSY WITH A LOT OF OUTSTANDINGS. HOPE YOU CAN ASK SOME OF OUR FRIENDLY NEIGHBOURS TO PAY UP THE NEXT TIME WE ISSUE THE UNIT NUMBERS OF DEFAULTERS. WE ARE ALSO ASKING FOR THE AUDITED ACCOUNTS

    2) LOOK INTO THE SECURITY – REVAMP THE SECURITY SYSTEM , OF COURSE WITH EVERYONE’S FEEDBACK AND SOME MONEY$$$$. IF WE HAVE ENOUGH,
    WE HOPE TO INSTALL CCTV BUT ALL THESE COMES WITH $$$$$$.

    The cleaners always used the rubbish bin to keep the door in opened position for their convenience when doing their work. They will leave it the whole day. Every time you walk out from the lift, all the rubbish are waiting for you.
    The management must give a clear instruction to the cleaners that all doors leading to the stairway where the rubbish bin is located be closed all the time.

    On the security sides, guess revamping the system should be a good start. However my family members, almost without fail (become thier instinct) whenever an unpleasant incident happen, they blame in solely on the security guards. I love the part especially the part “we pay hard earn money so that we have more topic to gossip about break-ins” rather than securities at peace, haha.

    Some how I does wonder, are they really that ineffective or yeah they do contribute to some extend. So far, they do keep our visitor car park at the right place, may not be perfect but they do get it right.

    However, I told my family I objection strongly that the whole responsiblility falls on the security guards. The person managing and setting up policies and procedure as what is the function of the guard and the how-to is to be blamed. The same way as if a staff do somethings wrong, it is the boss and the management that should be at fault first unless it has been make bluntly clear. YBR r u reading this.

    So, as naive as I may be, I do suggest to be more precise, on the revamp of the security system, we should start of by setting up policies then the operating procedure for the guards.

    Just mindless blogging, nothing serious. ;) . YBR, pls don’t come after meee.

    Please, the management should do something with some residence who keeps dogs in their apartment (try go to 15th floor). I was walking home to my unit & I can’t barely stand the stench coming out from that unit. Even sometimes you could hear the dog barking in the MIDDLE OF THE NIGHT! DO SOMETHING!

    I hope management will issue the card system for residence to curd the problems of break-ins, theft & parking woes.

    Here’s the reply from YBR Management on our request for tighter security

    “Dear JMC members,

    My name is Andy Chen. I am the new property executive based in BR headquaters. Over seeing Prima, Vista, Sri, Ria Saujana and TWP projects. Taking over from Mr. Jeffrey Low`s portfolio. My mobile number is 016-5490427 and office 27120033 x132. I seek the JMC members cordial support in working together for Prima Saujana.

    From this incident, we will be meeting up with the security company and the following action will be implemented.

    1) To provide visitors/ Contractors ID tag with effect 14 April 2008.

    2) The existing security company to provide a bicycle for their security to carry out patrolling in the building.

    3) To purchase a watchman clock complete with a 12 key station point.

    We shall update you when all the above is implemented by our building supervisor En Maizani.

    Thank you and have a good day. ”

    We are waiting for the implementation of these suggested measures

    I agreed with Michael Ng, the management should do something with those residence keeps pets in home. FYI, keeping animals such as cat or dog in apartment or condominium are prohibited.

    Last month, my 3 years old plus daughter was get shocked and scared by an unknown dog at lift area. The dog followed my daughter to the car park without notice by her daddy. Luckly the dog didn’t bite her. But this incident made her scared to use that lift in future because she said dog is there.

    I also diagreed residence who stay at apartment or condominium keeps pets in home. All this will bring up inconvenience to their neighbours. I remembered in 2006, my daughter’s leg suffered with a kind of virus (worm), which the red dot will moving here and there. After recommended by her paediatrician, we sent her to Gleneagles Hospital. Husband and me get shocked when told by doctor there was a worm inside the skin of her leg. This kind of worm normally caused by cats or dogs.

    You know why this can be happened? It is because my neighbour keeps cat in his house. Sometimes his cat will enter our balcony area if he didn’t locked the door. Somemore all our clothes are hang on the balcony. This made us scared and we have no choice to report it to the Management Office after several letters served to him.

    Please don’t keeps pets in apartment. Don’t because of your own happiness bring troublesm and suffer to others.

    Dear JMC Members,

    I am a resident from unit PS7-16. Today, about 6pm (16/4/08), when i came back from work, i noticed that there is a unit on 6th floor (if not mistaken, unit PS6-17) are still doing the renovation works. I immediately informed the security guard (malay guy) about this issue & request him to have a look or else probably get them to stop the renovation works. Unfortunately, the guard are not cooperative at all & his attitude are very rude. It seems like ’samseng’ when he replied me saying that he will go to have a look later. We are very dissapointed how come we have such a bad attitude & not cooperative guards? I am appreciated if JMC members would help us to solve this matter immediately.

    I THINK WE NEED TO “EXPAND” OUR GUARD HOUSE! When I came back from work today at about 9pm, I feel pity to see FOUR of our “HAND TIED” security guards have to stand outside and open and close the gate for me. YBR – let me know if you need any recommendation for renovation contractor, I can help you negotiate cheap rate since you claim you have not enough MONEY!

    14th April start registering visitor and contractors? I don’t think so this is being implemented. My friend came visit me today early morning can easily enter in and out without having to register herself and her car.

    Please act fast to register all visitors and cars. I am sure everyone agree with me that you don’t want your house gate being open all the time and welcome “thieves”.

    Totally agree with SK Lee on the cleaners way of handling the rubbish. You are luckier then me that you see rubbish once you step out of the lift. My experience is even worst. I am always caught by standing in front of the lift and waited for at least about 10 to 20 minutes. The lift is being MONOPOLY by the cleaners to transport rubbish. It will stop floor by floor…..thats not the end of story yet, the lift will be damm smelly after that. If you don’t believe, I always caught every Saturday between 12pm to 2pm.

    I totally agreed with the comments sent by Yvonne for not keeping any pets in the house. My problem is the cats always jump into my house using the backyard area.

    The even most worst is the cats search my dusbin and mess up my kitchen.

    This time is dustbin. Next time can be fire hydrant. (Still remember post posted by primasaujana – MISSING FIRE HYDRANT LOCK!!!) Lucky this incident happen during vacant pool. How about next time our swimming pool is not empty? This time is swimming pool. How about next time is road? We cannot wait till next incident happen and really injure people.
    Why ours apartment have this kind of uneducated people? Like our Chinese people said “hundred types of people eat same type of rice”. Some people like to do this kind of escapade even though not benefit to them. This type of people likes to damage the public facilities and break the rules. If we have a choice, either not stay with them or kick them out.

    I notice that nowadays we have Negros staying at Prima Saujana Apt. especially at 14th floor. This make us feel very unsafe when looking at negro staying around us especially our wife, daughters, sister or girlfriend. Try to imagine if they are having a same lift with this Negro guys. Please take action before anythings happen.

    I also noticed that nowadays a lots of negro, pakistanese & indonesian staying in our apartment. We feel its quite unsafe as sometimes we are in the same lift.

    Please do something else before any serious matter happen in future.

    I agreed with Mr. Chong as all this unknown negro and foreigners really make us feel unsafe…especially for those female and women carrying baby along.

    I don’t understand why those owners rented their unit to this kind of foreigners. They are not staying with us in the same roof…so they really don’t know our difficulties.

    Can anyone know whether our rules and regulation allow landlord to rent their house to foreigners? Those foreigners really legal to stay here? Please let me know. Thanks!

    INCREASE VISITOR PARKING
    P.S.Apt, total with 386 units but only have 10 visitor parking, and most of the time the visitor parking also occupied by residence. Kindly increase the visitor parking since we have almost 30 uncover parking space for visitor at ground floor. Thanks.

    Can management put a notice board at 1st and 2nd floor(lift area)? Is not convenient for those who parked their car at 1st and 2nd floor that notice board is only display at ground floor. Thanks

    Dear Prima Saujana Apartment Resident @ JMC members’
    Anyone away that the PS11-23 Unit has given the residents sleepless night almost every night. This group of youngsters (tenants) has been singing, playing guitar and pump up the player volume in the middle of the night. The worst think is they started to sing (sometimes with microphone) when every slept and they will sing from midnight till the next morning. Can someone advice what shall we do regarding this? The guards seem like do not bother about this. Anyone has complaint to the management? Hope more residents complaint this issue to the YBR Management so necessary action can be taken to the group of youngsters when have no responsibility, tolerance and sense of human. If they want to sing during the day time nobody will care but in the middle of the night, it is really disturbing.

    Why are some of you committee members still defending the guards? We have many incidents that a particular guard was acting like a ‘mafia’ to residents, shouting and also threatens. Is this what security suppose to be? To make residents fearful of them? Their job is to ensure safety and not the other way around—to threaten residents.

    I understand you are just as frustrated as us. Pls do not let emotions overcome your comments. When we called for volunteers during the JMB meeting , not many residents offered their help and now you say we are defending the guards. You are talking from a very myopic view. We, the committee here are not employed by anyone and we do this job voluntarily. Pls understand that we planning a wholistic security system here and we have not been officially appointed by the government yet. Let’s not treat us like we are being employed by you or any residents. If you think sacking the guards will solve the whole security issue here, we would be glad to appoint you as our Chairman.

    At first we have to know why our security guard need to shouting and also threatens our residents? I saw some resident dispute/argue with security guard because of resident want to park their car in visitor car park. Another time is resident not happy to security guard because of guard alert them to follow the rules and regulations when using our swimming pool.

    Besides that, our JMB members were elected by our resident and they are voluntary help us to monitor and manage our apartment. As a resident in PS, we should support them and if you not happy to them, later you can nominate anyone to be JMC members or president.

    Hallo committee members…

    I have personally called one of your committee members that I can offer my help to JMC in whatever way I can, but nobody came back to me even though I called many times and ask when is the committe meetings!

    I have also talked to some neighbours whether they would like to volunteer in your esteemed organization, and some of them tell me that they don’t even know JMC exists!

    That tells so much about your dissemination of information and news…

    Don’t forget not everyone is ’so high tech’ like you guys who has internet and emails…

    Most of residents here I talked to are aunties and elderly folks…They may live here because their children or relatives bought this place. and their younger kins have moved away because of high crime, traffic and bunch of nonsense here…….

    I am not throwing brickbats at any of your committee members but remember any form of volunteer work is sincerity from the heart…more so when you are apartment owner here…

    I have lived here since the beginning and have seen a lot of crap happening…

    If you don’t do something quick enough, not only crime will increase, property price will also drop!

    And if property owners decide to rent out, they probably only able to get ‘funny’ tenants.

    May I reiterate again: Expedite if you are sincere about bringing change to Prima Saujana…Call up or send flyers to every owner here for your next JMC meeting.

    Or else you have less people coming forward to volunteer because 99% of people living here are NOT owners but tenants..

    And when that happens…you probably want to move out yourself….Hope you guys get the drift!

    renee, I belief you never attend the resident meeting when we elected the JMC, thus you do not know how it work and when they have authority to take over the management of this apartment.

    Be fair to JMC and as a owner like me here, I hope we should not blame them blindly and spread the rumour that JMC did not do their work or dun even know the existence of this JMC,I belief your neighbours never attend the meeting when we elect them, thus do not know who is JMC. ( very funny, that day I saw < 100 resident attend the meeting, provided one unit own by one resident, where the rest of 2xx resident?)

    I know one of the JMC member, he show me the first warning letter issue by management company to the security company for their fault to maintain the harmony in this apartment, other than that, if you notice, nowaday security guard take bicycle surveille around our apartment, I have been told all this from the effort of the aggresive meeting between JMC and the management company.

    I strongly belief when the time JMC get their legal authority to maintain this apartment come, this batch of useless security guard will be replaced eventually, of course by that time maybe we need to pay more on management fees, but to me, I am willing to pay more to get better quality service.

    Today we just had another meeting with Burgess Rawson and we are working towards a tight security system and it involves a lot of money. We are doing our best not to spend too much of our sinking fund and at the same time we want something which can last us for years to come. Quotations had been called in and contractors had done some site seeing at our apartment.

    I can assure you we have some good people here in the JMB with good credentials and we have been in communication with Burgess Rawson on every aspect ranging from accounts, car park, security (high priority) and others . Next week , you should be seeing some call for Tenders on our Notice board.

    However, your remarks ‘” I have also talked to some neighbours whether they would like to volunteer in your esteemed organization, and some of them tell me that they don’t even know JMC exists! “‘ is entirely unfair to us. Burgess Rawson had send everyone a copy of the JMB meeting and we even formed a small group of people prior to the meeting to go to every household to inform them of the meeting. I can tell the results were discouraging and some owners don’t even have the heart to attend with all kinds of silly excuses. I can tell you if the owners are not going to take initiative to make this a better community , no one will. Don’t expect us to spoonfeed everyone, because we are not in the business of NEP. We even started having Memos in chinese language to disseminate information.

    The other day there was an owner who was hit by the guard. And he still has the heart to tell us to sack the guard when he didn’t tell us the reason behind the hitting. We found out the owner is at fault for spraying pepper spray at the guard. Logical reasoning would tell you the kind of mentality we have here. Master & servant attitude of some owners.

    The reason we didn’t get everyone to join in to the JMC meeting is because we didn’t want the session to become an emotional outpouring instead of a constructive meeting. Hope you understand that we are here to help to improve the community. We are owners too and we know the problem here very well. We are also ordinary people like everyone , we have people with good credentials. But we do not want owners coming to us complaining and complaining as if we are the representative of Burgess Rawson (which we are not). We want constructive solutions and not complaints.     to be fair enough to everyone, I suggest if someone is ’so high tech’ who has internet and emails, can drop your letter into YBR mailbox(or add a suggestion box for JMC). You can write your letter in chinese and I think JMC member know how to read it. If not, JMC members can get help from everyone of us to translate it for them. Thanks.
