DEAR RESIDENT
TODAY 24 JULY 2008, A RESIDENT of 2ND FLOOR HAD SPOKEN TO BURGESS RAWSON MANAGEMENT FOR THE RELEASE OF ALL VISITOR PARKING IN DEFIANCE OF THE JMB.
HE IS ALSO DEMANDING TO RETAIN THE CURRENT BATCH OF SECURITY GUARDS WHICH ACCORDING TO HIM IS DOING THEIR JOB PROFESSIONALLY.
THE JMB WANTS TO KNOW IF THE RESIDENTS AGREE :
1) THAT THE CURRENT BATCH OF GUARDS ARE DOING THEIR JOB PROFESSIONALLY?
2) THAT WE HAVE A CHANGE OF SECURITY GUARD OR COMPANY?
3) THAT WE NEED TO RELEASE ALL VISITOR PARKING BEFORE THE ACTUAL ALLOCATION OF ALL PARKING LOTS
4) THAT JMB IS NOT DOING A GOOD JOB?
5) THAT WE NEED TO HAVE A RE-ELECTION TO APPOINT NEW JMB?

U all r definately doing well for our apartment well-being.I total diagree to release those visitor car park for the convenience of residents v more than 1 car. Those objected the new security system n parking system r all think abt own benefits. They all so selfish…they never think abt our apartment future.
Who is Mr. Ah Ming?…what his authority to ask management to release those parking lots? He not yet the real chairman yet for PS…he do not have power to do that.
Retained the same batch of security guard..they doing well…hahaha …i totally disagreed. They only sit in front of the guard hse to look at car in n out…never check whether those car got car sticker…Is it this kind of security guard so-called “doing well”…pls dun joke v me lah.
Actually so hate those residents here…when voted for the JMB…they dun want to come…but when do some implementation which affected them…only they objected n shouted to JMB. This is really unfair…Pls think probably.
Accounts in deficit for every month n debtors ard RM300K…really a figure scared me. Those opposition…if dun want to collect parking rental…really want to wait until 1 day…those outstanding debtors account ard RN300K now need to bear by every unit of the apartment…u know that time every unit hv to pay RM1K…+++…is this kind of situation we need to see…in future?
Pls …PS residents…think probably…for the well-being of all of us…not only urself…

There are 368 units, it one resident rejected the idea, does it mean he can over writes the decision being made? No right? That why bother with him if he does not get 2/3 of the majority? If he created havoc because he needs to pay for the additional RM50 or RM100 for the access card and he has the right to object but he has NO right to make any decision and and instruct the YBR because he represented himself and not the resident. HE IS NOT VOTED BY THE RESIDENT.
If Ah Meng is a professional person, he should do it professionally. Not to stab from behind and create havoc or make use of gangster power.
What can Ah Meng does for the resident. To make every save the RM100 or RM200 and ended up we have no proper security, maintain the lousy guards were always let the guard hour gate open and anyone also can come it.

I agreed with what Yvonne’s said. Please prepare and bear in mind that before you start to stay in apartment. Our government should give a seminar before let people to buy and stay in apartment (just like seminar before marriage).
If one day we cannot bare our accumulated debts, what will be happen? Bankrupt? Every unit has to bare the debts? Maintenance fees should increase up to RM300 per month? Or cut off our facilities such as swimming poor, sauna, gym, security even lift. For Ah Meng who stays in 2nd Floor and not old people should be ok to use staircase. But how about people stay in 16th Floor? And they are old people. I am sorry to say that, you either always stay in home or you have to walk down from 16th to Ground floor for every day.

“Yes because they allow me to park my car in visitor car park lot. They allow everyone include outsider Say Hi and Go.”

Mr/Ms XXX: “Cannot, Otherwise I need to rent the car park or park outside”
Me: “Yes. At least after new security system implemented”
3) THAT WE NEED TO RELEASE ALL VISITOR PARKING BEFORE THE ACTUAL ALLOCATION OF ALL PARKING LOTS.
Mr/Ms XXX: Answer same as question 2.
Me: “Cannot. It is human being. When you release the car park, they always think the car park lot is belongs to them. Once you get back from them, they will think you rob their properties.
4) THAT JMB IS NOT DOING A GOOD JOB?
Mr/Ms XXX: “No! They give us a lot of troubles. Need to implement this and that. At the end, we need to pay extra for maintenance fees lah. Pay extra rental fees for car park. Need to buy card lah. With current way of management, we are not affected at all. (At least for the moment. For long run ah, don’t know lah~ maybe we will move out, so non of our business)
Me: “Cannot say very good but better than nothing. Even it is involved some cost to implement the new security system. But we are notice that, we have the main problem on our account. If we are not block outsider come in the use our facilities or even control the tenant (notice that some people rent the house for foreigner and they are almost 10 people in one unit. They will never care about your facilities. They never pay for maintenance fees. But they are like to damage your facilities), later any damage who pay the money to repair? We need to collect rental for car park to cover some cost. We need to have tight security system to prevent outsider, our facilities, our safety and our apartment value.”
5) THAT WE NEED TO HAVE A RE-ELECTION TO APPOINT NEW JMB?
Me: “No. Unless some one can get majority support and prove that JMB did something not benefit to our apartment.”
6) THAT WE DO NOT NEED AN AUTOMATED SECURITY SYSTEM – CCTV, ACCESS CARD, SAFETY GRILLE?
Me: “Yes. At least the Car Park access card and CCTV to control people in and out. At the same time, it also can control our limited car park. One of the prop to stay in apartment is you no need to worry about your big equipment and furniture can move out from our apartment. With CCTV and Access card system, we can minimize the possibilities of moving out those things from our apartment (include our vehicle).”
I have a suggestion to JMB. If we really need to go for voting, I am propose to separate CCTV + Access card for car park and Safety Grille. For CCTV + Access card, I think is must and for resident who care about our account problem, I think they will agree with that. For Grille, if can get major vote of course then we can implement it. If not, I suggest install the grille in our facilities area. We can block outsider without card to use our facilities and any resident do not pay the maintenance fees, the door should bar the resident/tenant to use our facilities. (We need to prevent our facilities and make sure that who use our facilities should bare the cost of maintenance. If you not pay for maintenance, please don’t use our facilities). If we can bar outsider to use any facilities, they are nothing for outsider able to enter our premise and CCTV can monitor them.
7) THAT THE RESIDENTS DO NOT WANT TO PAY ANYTHING FOR THE SECURITY AND ALSO ACCESS CARD?
Me: “You are working. I am also working. The inflation is so high. We can understand the pressure of life but JMB not asking us to pay every month for access card. I hope JMB can allow resident to return the card with the money with reasonable reason. That return card can return as visitor pass or change the data for another resident.”
8 ) THAT THE RESIDENT HERE COULDN’T CARE LESS ABOUT OUR APARTMENT’S WELL BEING?
Me: “Others I am not sure but for me yes”
9 ) THAT THE JMB IS MISMANAGING THE PROPERTY AND THE FUNDS?
Me: “We already have big issue before form the JMB. I think it is fair to give JMB time to manage our property and any mismanaging we can get majority to ask for JMB to answer. I will support Mr/Ms XXX if JMB really mismanaging our property and funds.
10) THAT THE RESIDENTS WANT THE SITUATION TO REMAIN AS IT IS?
Me: “Cannot. You want to see your apartment value drop? Rental fees drop? House value from 145K down to 60K or even lower? You want MPS to manage our property with minimum of maintenance fees but no swimming pool, no security, no gym, no sauna, less common light and maybe just let 1 lift function? You want our apartment become low cost flat???”
11) THAT THE RESIDENTS WANT TO SEE THE VALUE OF THE PROPERTY DEPRECIATING EVERY DAY?
Mr/Ms XXX: “Nevermind lah! Never think to sell my property or rent my property and some more oh, my apartment from lelong one and it just cost me RM80K only. Even depreciate also not easy to hit RM80K gua. Even hit, also never mind lah. I am losing RM20K, other unit? They are bought at 145K even worse lah.” If I am rich people oh, make apartment very bad and everyone lelong or cheap sell their apartment, and I go to buy from them. At the end, I can change the apartment name from PS to XXX Apartment.

12) THAT THE RESIDENTS BELIEVE THERE IS A BETTER OF GROUP OF PEOPLE WHO CAN MANAGE THE PROPERTY?
Me: “No one can 100% sure but at least JMB is elected by us (I know not all of us but just like vote the government. You cannot go to complain government because you did not go for voting), I think we need to give them support and they also promote transparency. If transparent, we can monitor. If anything wrong, anyone can get the resident support to call the emergency meeting.”
13) THAT THE RESIDENTS COULDN’T CARE LESS IF OUR ACCOUNTS IS IN THE DEFICIT?
Me: “I am care”
14) THAT THE RESIDENTS WOULD NOT WANT TO PAY A SINGLE SEN FOR THE ACCESS CARD?
Me: “I am ok with that. I am worked in KL and everyday carry 2 cards. 1 is access card for building cost RM100 if lost, 1 is access card for office cost RM80 if lost. People will start thinking, why not we also not collect $ from resident and when they lost the card then only penalty. Please don’t compare with my office building because they implement and maintain the system using our company’s rental.”
I have some suggestion to JMB. PS going to free 1 full access card for every unit and I believe every unit should have a car park (except special case and don’t know why got more than 1 car park. For them, they have to purchase another access card).
For rental, we can give the free access card (with deposit) but it only can use for visitor’s lane. Maximum 20 access card will be issue and resident don’t want to continue for next month, should return the card and deposit will pay back to them. Otherwise card will be blocked and deposit will not be return.
15) THAT YOU HATED THE JMB SO MUCH THAT YOU JUST CANNOT WAIT TO KICK THEM ALL OUT?
Me: “To be fair enough, we need to give some time and see how it goes?”

Me: “Any reason to start the election again? It take our time and our management will become not stable (unless have very good reason and major support). Can he 100% sure that with his management, our entire problem will be solved? Can he prove anything?”

Well done JMB……Im proud to say that you guys are doing a very good job. We are glad to see the recent changes of our condo facility especially installation of the security system. Pls speed up the work progress, cant wait anymore and want to use the acces card immediately.
Why you guys had release the visitor parking lots to the resident. Visitor parking = parking to the visitor. Residents have been allocated with their own parking lot, you will have to find your own way if you have more than a car. I use to rent a parking lot from the resident when i have more than car, you can afford to have more than a car, why cant pay a little bit more to get another parking lot. Visitor parking lots is a public facility and i feel very shame each time when my friend visit becuase i cant find him a visitor parking.
No comment on existing security guard as i dont know how much you guys are paying for thier services. But i wish to highlight that you can easily get “MORE” professional guard in the market unless professional guard wont patrolling using a bicycle. Arent our compound is big enough.
Please dont give up your good work and we are always here to support you. Is time to make changes……..

The upgrading of the security and parking issues will benefit to the apartment as a whole. It is not logical to stop proceeding with all these just because there are a few short sighted residents making some comments.
The JMB has been doing a good job so far and should continue doing so. I suggest these things should be implemented soonest possible and proof that its supported by the majority.

When will be the implementation date of the access card? When can the residents make payment and get the access card. I noticed that the grille and CCTV being implemented half way and it stopped there. Still going to proceed or else?
Currently compare with Vista, our gate or shall I call it a steel rod gate really looks cheap and like those used for the entrance into the construction site. Even if the guard does not lift up the steel rod, anyone also can walk in from the side without guard permission. Vista’s gate is fully secure.

By the way I personally feel JMB did a good job. Prior to the implementation, JMB did a open tender and asked residents to submit the suggested contractor to do the job. So current at the implementation stage, no point if there are some culprits came out and telling JMB that he can get better pricing. Just ask him if government did a open tender, if you submit 1 minutes late, will the government entertain you. No right? So just don’t create havoc there. If you want the job, wait for the next open tender and if you are on time and reasonable price, why not JMB choose you as the contractor.

11. No owner of the right frame of mind would want his/her asset to depreciate in value.
12. Since this JMB has initiated things and had a few meetings already, do continue with your work. Please ensure that the well being of the residents are taken care-off. It is easy for every Tom, Dick and Harry to pass comments, but no one wants to do the dirty work.
13. The financial well being of any entity is very important. What’s in red needs to be put in black. So do the needful to reduce expenditure and enhance the revenue.
14. The amount proposed is reasonable. The cost of living is consistently going up but that should not let us loose sight of our well being and safety. Don’t forget that with the rise in cost translates to rise in crime.
15. I don’t known why this question is even suggested in this column. Let us all behave like adults and work towards a common cause that is for the good of all the residents.
16. Like mentioned earlier, give the JMB a chance to perform and like wise to the Chairman.
The installation of the security system has stalled, so please get it set-up and running. Make illegal parking a thing of the past. Have parking bays for visitors ready. It is not easy managing a JMB for strata title properties. There are problems happening in many JMB’s. The residents come in different size, shape and backgrounds and some of which are weird and only know to cause loads of problems. The plus points are that your meetings with residents have good turnout and their support should be your motivating factor.

1. The current guards are not up to their job. They get bullied, scolded and intimated. Movement in and out PS Aprt. is free flow like liquor. No checking of people or vehicles.
2. That is a must. Get a reputable company and guards who can stand their ground.
3. Visitors parking bays should be there at all times, irrespective of actual parking allocation. It is embarrassing when our visitors don’t have bays to park.
4. I believe the PS JMB has just been initiated. So far the JMB has highlighted important issue e.g. security concern, upkeep and financial standing, etc. The JMB is in the right track and as such do continue.
5. This re-election is an never ending issue. The most important thing is the current JMB has just started and they must be given a chance to perform.
6. The security system is a must. It’s now a common feature in many high-rise dwellings. Seen the sketch on the notice board and is workable. Somewhere to start from and to improve on later.
7. The fees proposed are reasonable. Nothing comes free nowadays. RM50 or RM100 is nothing compared to safety of our loved ones.
8. No resident in the proper frame of mind will want the well being of his apartment to go down the drain.
9. How could the JMB mismanage the property and funds when it’s merely starting. The JMB has highlighted the bad state of the financial which are in the red. The JMB has proposed solution to decrease cost and enhance revenue to bring the financial to the black. The security is lax and break-ins happen. The JMB solution is to install a new security system to protect the residents.
10. I for one definitely what the situation to improve and the JMB should spear head the changes for the betterment of the PS Aprt.
