We JMB have had organize an EGM meeting for
allthe resident but the attendence was very up set us.
We JMB actually have many things wanted to discuss with the resident but seems that the resident
dosen’t want to support us,We really dont know why
This is our propoties,anything we use ,we step is our own propoties,We dosen’t know that why you as a resident dosen’t want to take care about your propoties. we are so dissapointed.

We wish to inform the Residents of Prima Saujana that we will be holding a Residents Meeting on Saturday, 16 August 2008 8pm, Level 2, Multi Purpose Hall of Prima Saujana on the following agenda:
1) To engage External Auditor to conduct due diligent audit on the Statement of Account before handling over.
2) To increase maintenance fee of RM 10/month
3) To rent out extra parking lot at RM 60/month
4) To improve security system
5) To enlarge JMB committee
6) To employ our own staff
7) To determine quorum for the committee meeting & residents meeting
TO give approving power to JMB / Management staff
9) TO approve future repairing works
a. Swimming Pool pump & filter
b. Roof leak
c. Water Tank cleaning & Water filter
d. Termite issue
e. Lift cable
f. Repainting of whole building
在此告知, 我们将在2008年8月16日举行一次居民会议上,会议议程如下:
1) 在往来帐目归还给我们之前从外聘请审计员来审查往来帐目。
2) 管理费每月增加 RM10。
3) 出租额外的停车位, 每月RM60。
4) 提升保安系统。
5) 扩大JMB委员会委员
6) 聘请我们自己的工作人员.
7) 确定委员会会议及居民会议的法定人数。

DEAR RESIDENT
TODAY 24 JULY 2008, A RESIDENT of 2ND FLOOR HAD SPOKEN TO BURGESS RAWSON MANAGEMENT FOR THE RELEASE OF ALL VISITOR PARKING IN DEFIANCE OF THE JMB.
HE IS ALSO DEMANDING TO RETAIN THE CURRENT BATCH OF SECURITY GUARDS WHICH ACCORDING TO HIM IS DOING THEIR JOB PROFESSIONALLY.
THE JMB WANTS TO KNOW IF THE RESIDENTS AGREE :
1) THAT THE CURRENT BATCH OF GUARDS ARE DOING THEIR JOB PROFESSIONALLY?
2) THAT WE HAVE A CHANGE OF SECURITY GUARD OR COMPANY?
3) THAT WE NEED TO RELEASE ALL VISITOR PARKING BEFORE THE ACTUAL ALLOCATION OF ALL PARKING LOTS
4) THAT JMB IS NOT DOING A GOOD JOB?
5) THAT WE NEED TO HAVE A RE-ELECTION TO APPOINT NEW JMB?
6) THAT WE DO NOT NEED AN AUTOMATED SECURITY SYSTEM – CCTV, ACCESS CARD, SAFETY GRILLE?
7) THAT THE RESIDENTS DO NOT WANT TO PAY ANYTHING FOR THE SECURITY AND ALSO ACCESS CARD?
8 ) THAT THE RESIDENT HERE COULDN’T CARE LESS ABOUT OUR APARTMENT’S WELL BEING?
9 ) THAT THE JMB IS MISMANAGING THE PROPERTY AND THE FUNDS?
10) THAT THE RESIDENTS WANT THE SITUATION TO REMAIN AS IT IS?
11) THAT THE RESIDENTS WANT TO SEE THE VALUE OF THE PROPERTY DEPRECIATING EVERY DAY?
12) THAT THE RESIDENTS BELIEVE THERE IS A BETTER OF GROUP OF PEOPLE WHO CAN MANAGE THE PROPERTY?
13) THAT THE RESIDENTS COULDN’T CARE LESS IF OUR ACCOUNTS IS IN THE DEFICIT?
14) THAT THE RESIDENTS WOULD NOT WANT TO PAY A SINGLE SEN FOR THE ACCESS CARD?
15) THAT YOU HATED THE JMB SO MUCH THAT YOU JUST CANNOT WAIT TO KICK THEM ALL OUT?
16) THAT YOU ALL WANT TO ELECT A NEW CHAIRMAN OF THE JMB?
PLEASE LET US KNOW YOUR ANSWERS BECAUSE THIS IS VERY IMPORTANT FOR US TO CHART THE FUTURE OF OUR APARTMENT..

We wish to inform the Residents of Prima Saujana that we have made available the Statement of Account updated till May 2008 provided by BURGESS RAWSON MANAGEMENT for the perusal of all. Due to upgrading of accounting software in the office of BURGESS RAWSON MANAGEMENT, the Debtor’s List is incomplete.
You can find the copy from Pn Zaharah, Level 1 Management Office. However, no photocopying is permitted at the moment till we do a proper audit of the statements.

Dear Residents
In the light of recent attacks by certain “Residents” of our building. I am writing this post to seek viable solutions to our Apartment’s problems (of course , please offer us something other than what we already knew)
Please offer solutions for :
1) Monthly deficit of RM 4000-5000 (1 year about RM 48,000)
2) Outstanding debtors totalling RM 300,000
3) Insufficient parking lots
4) Poor security
5) Bad water quality
6) Noisy neighbours
7) Pet issues
Inconsiderate neighbours
9) High cost of repainting the building
10) High number of foreigners
11) Termite issue
